MY FRIEND IS GOING TO BE SIGNING A RENTAL CONTRACT FOR A VACATION HOME.................? - home rental contract

live in Northern New Jersey
The house is in Wildwood, New Jersey (2 hours drive)
We spoke with her owner discussed taxes, deposits, check .. in / out all these things
But I have no idea how the contract!
Why does my friend had to go there to sign the bottom?
What should we watch for the contract?
Can we say no, and ask for a review in parts of the contract?
